Step 1 Planning Phase

General Branch Mix
The Development / Leasing Department does a general branch mix. This branch mix shows the general distribution of the retailers in terms of location in the project that is determined based on their activities, price levels of the products they are selling, and based on the most efficient distribution that creates highest attraction in every part of the shopping center.
In this phase the anchors, department stores are already located in the plans; and the restaurants, food court, cinema, leisure zone, children’s playground service shops zone, hardware shops zone, national and international fashion shops zone are located in the plans.

The second step is finalizing the shop-mix that includes all the shop partitions with the sqm’s located in the plans.

Blue Book
The Blue Book includes all data of the shop-mix and additionally the projected rental figures shop by shop.

Execution of Leasing


  • Arrange meetings with prospective target tenants and commence negotiations
  • Conduct site inspections
  • Lease term negotiations including finalizing store location
  • Work with appointed architect to review tenant’s requirements
  • Finalizing Letter of Intent
  • Assist in collection of Rent Deport
  • Finalizing and signing of Tenancy Agreement

Leasing Order

  1. Leasing of the Anchors (>1000 m²)
    Hypermarket, DIY, Department Stores, Cinema, Children’s Playground,
    Leisure
    This phase starts before starting the construction.
  2. Leasing of the MSUs (300 m² - 1000 m²)
  3. Leasing of Shops
MARKETING
  • Preparation of marketing materials – Brochures, website, presentations
  • Organization of Press Conferences and PR events
  • Promotion of the project at international real estate and retail fairs (MAPIC, MIPIM,..)
