Blue Capital is focusing on this pre opening phase as its considered on of the most important to assure quality and smooth opening of the project.

Prior to any handover proce-dures being carried out with an incoming owner/ tenant, we will ensure that all defects are noted, recorded and duly forwarded to the building architect for rectification.

We will ensure that the tenants’ fit-out work complies with the Tenancy Agreement/ Deed of Mutual Covenants, and that there is no damage to the land-lord’s provision or common facilities, and that tenant/owner works are entirely in keeping with the Grade A and inter-national standard image of the building.

Fit-Out Phase
According to the given tentative work schedule, the last 8 months of the project duration is planned as the fit-out phase.

The key points of the fitout phase will include:

  1. Preparation of the Tenant’s Handbook
  2. Introducing the job site to tenants and clarifying technical & administrative specifications, answering questions if any
  3. Handing over the job site to the tenants
  4. Checking and approval of the conformity of the execution design, prepared by the tenants or their contractors, to the technical and operational specifications
  5. Coordinating tenant requirements on possible design changes, providing the “Specifications and Rules for Decoration Works and Operation of the Tenants”
  6. Specifying the circulation routes for the materials, workers, garbage, etc. of the tenants during the construction
  7. Inspection of the execution of the tenant’s works
  8. Handling all relations between other tenants and solving any questions which may appear during the work period
  9. Inspection of all the regulations written in the Tenant’s Handbook
  10. Checking for the completed works, handing over of all as-built drawings

If your project includes a hotel...

...the fit-out works will be managed by two separate teams since the nature
of shopping mall fit-out and hotel fit-out have different characteristics.

In the final 8 months of the project, two architects (one for the hotel and one for the shopping mall)
will be added to the existing construction team in order to manage the fit-out works.
